Our approach follows industrial hygiene principles and aligns with recognized guidelines from ASHRAE, EPA, and the American Conference of Governmental Industrial Hygienists (ACGIH).
Our IAQ methodology reflects the same proven field practices we have used in conducting indoor air quality surveys across Arizona and the United States since 1992, including direct‑reading measurements, moisture evaluation, and targeted bioaerosol sampling when appropriate.
What Our IAQ Assessments Include
IAQ Surveys
A typical IAQ survey incorporates professional-grade, real-time measurements such as:
- Carbon Monoxide (CO)
- Carbon Dioxide (CO₂)
- Temperature & Relative Humidity (RH)
- Volatile Organic Compounds (VOCs)
- Ultrafine particulates, where applicable
- Moisture evaluation using FLIR infrared imaging and moisture meters
- Indoor vs. outdoor baseline comparison, consistent with ACGIH interpretation methods
Mold Sampling (Performed When Necessary)
Hutzel & Associates conducts bioaerosol fungal spore sampling only when conditions indicate it may be helpful (e.g., water intrusion, elevated moisture, odors, or particulate concerns). Our sampling procedure includes:
- Air-O-Cell spore trap sampling using calibrated pumps
- Use of indoor and outdoor controls, per ACGIH’s indoor/outdoor comparison approach
- Laboratory analysis by Fiberquant, Inc., an AIHA-accredited laboratory
- Genus-level identification and spore counts (spores/m³)
- Interpretation grounded in the indoor vs. outdoor baseline, rather than arbitrary numeric limits

Residential IAQ (Moisture, Odor & Mold‑Related Concerns)
In addition to our commercial and industrial work, Hutzel & Associates provides residential IAQ evaluations when homeowners need a neutral, data‑driven assessment of possible moisture issues, odors, ventilation concerns, or suspected mold-related conditions.
Our residential process uses the same defensible methodology applied in our commercial evaluations:

Our IAQ Survey Process
1. Initial Walkthrough & Background Review
We assess occupant concerns, review building history, and examine ventilation/HVAC conditions.
2. Direct-Reading Measurements
Using instruments such as the TSI Q-Trak, MiniRAE PID, and P-Trak (when applicable), we measure:
- CO, CO₂, RH, temperature
- VOCs
- Ultrafine particulates
3. Moisture Assessment
Infrared scanning and moisture meters identify active or residual water impacts.
4. Bioaerosol Sampling (If Necessary)
Indoor and outdoor Air-O-Cell samples analyzed by an AIHA-accredited laboratory.
5. Results & Recommendations
Findings are compared to ASHRAE, EPA, and ACGIH guidance to provide clear, practical, and defensible recommendations.
